A move timeline in the right order.

No one can promise you dates, but the order of work is predictable. This timeline lays out the phases of coordinating a home sale with a move into senior living, so you know what comes first, what can overlap, and where the gaps tend to appear. Actual timing depends on the home, the market, and the family.

02 · The phases

01

Phase 1

Decide and organize

Clarify the goal, agree on family roles, and confirm who has the authority to make decisions about the home. This is the foundation, and it is worth doing thoroughly before anything else.

02

Phase 2

Understand the numbers

Get a realistic read on the home's value, what it would net after fees, and what the next chapter costs. The numbers shape every timing decision that follows.

03

Phase 3

Sort and prepare the home

Work through the belongings, handle the cleanout, and decide what repairs, if any, make sense before listing. This phase often takes longer than expected, so start early.

04

Phase 4

List and sell

Choose the sale path that fits the timeline, list the home, and manage offers and inspections. The right sale option depends on the family's goals and the market.

05

Phase 5

Coordinate the move

Line up movers, utilities, mail forwarding, and the timing between closing and the move. If there is a gap, a rent-back may bridge it, with terms depending on the transaction.

Where the gaps appear

The two most common gaps are between selling and moving, and between the move and the next home being ready. Both are solvable with planning: a rent-back for the first, and a clear move date for the second. The checklist and Sell & Stay pages cover these in more detail.
