01 · Senior Transition · Checklist
A senior transition checklist, step by step.
Moving on from a long-time home is a series of small, manageable decisions, not one overwhelming event. This checklist walks through the practical preparation in order, so you can see what is done, what is next, and what can wait. It is educational guidance, not legal or financial advice.
02 · The checklist
Decide who is part of the process
Identify who should be in the conversation: the person moving, close family, and any trusted advisers. Agree on how decisions get made and who handles what. Early agreement on roles prevents friction later.
Clarify the goal
Is the goal to free up cash, reduce upkeep, move closer to family, or move into a 55+ community? The goal shapes the timeline and the home-sale strategy, so write it down before anything else.
Understand the current home
Gather the basics: the title situation, any mortgage or liens, property taxes, HOA or CFD obligations, and the general condition of the home. This is the foundation for every option that follows.
Get a realistic read on value and costs
A current market assessment shows what the home could net and what the ongoing costs of the current home really are. The numbers matter more than sentiment when you are choosing a path.
Sort the belongings
Start the downsizing early. Sort by keep, donate, sell, or let go, and handle it in small sessions rather than one overwhelming pass. See our downsizing help for practical guidance.
Decide the sale path
Compare the realistic options: traditional full-service, flat-fee listing, cash offers, guaranteed sale, or a rent-back. Each has tradeoffs, and the right one depends on your timeline and your goals.
Plan the move logistics
Line up the practical pieces: movers, mail forwarding, utilities, medical records, and the timing between selling and moving. A written plan keeps the pieces from falling through the gap.
A note on professional help
Some decisions touch legal, tax, or financial questions, and in those cases qualified professionals may be needed. Clearly Sold can guide the real estate side of the move. For matters of estate planning, taxes, or legal authority, an attorney, tax professional, or financial planner is the right person to consult.
Next step
Your next step is a conversation, not a commitment.
Walk us through where you are on the checklist. We will help you see what is done, what is next, and which home-sale options fit your timeline and your goals. No pressure, no obligation.
