Sell the home, stay for the transition.
Sell & Stay lets you sell your home and then remain in it for an agreed period as a renter, which can be a practical bridge when the next home is not ready yet. This page explains how the concept works and the tradeoffs to weigh. Eligibility and terms always depend on the specific transaction.
02 · The breakdown
How the concept works
The listing includes a post-closing occupancy agreement. When the sale closes, the buyers become the owners and the seller becomes their tenant for an agreed period. Rent, deposit, duration, and the condition of the home at handover are all written into the transaction, so there is no room for a friendly misunderstanding.
Why seniors consider it
A senior transition rarely lines up perfectly: the next home may not be ready, the move may need to wait for family availability, or the sale may need to close before the move can happen. Sell & Stay bridges that gap, letting the sale close on schedule while the move happens on the family's timeline.
The tradeoffs
Eligibility and terms depend entirely on the transaction. The buyer has to agree to a rent-back, and some buyers will not. The occupancy period, rent, and deposit are negotiated in each sale, and a long stay can narrow the pool of buyers willing to wait. The shorter and cleaner the arrangement, the more buyers it works for.
What to consider before asking
- How long do you realistically need to stay after closing?
- What is the condition of the home at handover, and who maintains it during the stay?
- What rent and deposit terms would a buyer reasonably accept?
- What happens if the next home is delayed beyond the agreed period?
