Six questions to answer before you list.

Selling a parent's home is a decision with many moving parts, and the best time to answer the hard questions is before the listing goes live. This checklist covers authority, timing, condition, occupancy, logistics, and goals, so the process starts on solid ground.

02 · The checklist

01

Authority

Who has the legal right to make decisions about the home? A parent signs their own documents unless they have legally delegated that authority. If authority is unclear, an attorney should be consulted before anything is signed.

02

Timing

Is the move driven by a goal, a change in health, or a practical need? The answer shapes whether there is room to sort, repair, and sell without pressure. Rushing a sale usually costs more than it saves.

03

Condition

What is the state of the home, and what would it take to make it market-ready? Compare selling as-is versus making repairs, and get a realistic read on value before deciding.

04

Occupancy

Does the parent need to stay in the home after the sale closes? If so, a rent-back or Sell & Stay arrangement may apply, and the terms depend on the transaction and the buyer.

05

Logistics

Who handles the belongings, the cleanout, the repairs, and the paperwork? Clear roles keep the process moving, especially when family is coordinating from out of state.

06

Goals

What is the parent actually trying to achieve: less upkeep, closer to family, more support, or something else? The goal should drive every other decision.

When to bring in professionals

If any of these answers touch legal authority, an estate, taxes, or care planning, qualified professionals may be needed. Clearly Sold handles the real estate side and can help you work through the rest. We do not provide legal, tax, or care advice, and we will not pretend otherwise.
