Understanding your home's value, with real data.
This page explains what a home's value actually is, who defines it, and the difference between a list price, an appraisal, an automated estimate, and a personal market analysis. It is written by Andrew Texidor, a Realtor with more than 25 years in the Phoenix market, and brokered by HomeSmart. There are no instant estimates here: the goal is to show you how to get a real, documented picture of what your home is worth.

05 · Price vs. market value
List price is a choice. Market value is the market's answer.
The list price is what a seller chooses to ask for a home. It reflects the seller's goals, timeline, and strategy as much as it reflects the market itself. Market value is different: it is what informed buyers in the current local market are willing to pay for a home like yours, right now.
Market value is shaped by comparable sales, the home's condition and upgrades, its location and lot, and the level of buyer demand at the moment. The two numbers rarely line up exactly, and the gap between them is where most pricing conversations actually happen.

An appraisal is a formal opinion, prepared for a purpose
An appraisal is a licensed appraiser's formal, documented opinion of value, prepared for a specific purpose. The most common purpose is a lender's mortgage decision: before a lender commits money against a home, it wants an independent, professional estimate of what the home is worth. An appraisal follows defined standards and results in a written report.
An appraisal is not the same as a market analysis, and it is not the same as an automated estimate. The instant numbers you see on listing portals are estimates generated by software from public data. They can be a useful starting point, but they are not appraisals: no appraiser inspects the home, and no software account is taken of your specific property or situation.

A personal market analysis is built for your home
A personal market analysis is a custom review of your home against active resale listings and comparable sold data, prepared with the seller or buyer in mind. It accounts for the specific property: its condition, upgrades, location, lot, and how it sits in the current local market.
The distinction matters: an instant estimate is generated by software from public data in seconds. A personal market analysis is researched, reviewed, and explained by a person who knows the area, and who can tell you why the number is what it is and what would change it. It is prepared to inform a decision, not to be a headline number.
