Frequently asked questions, answered plainly.

This page collects the questions Arizona buyers and sellers ask most, with direct answers and the tradeoffs stated plainly. It is written by Andrew Texidor, a Realtor with more than 25 years in the Phoenix market, and brokered by HomeSmart.

02 · Selling options

Your selling options, as choices with tradeoffs

What are my options when I sell my home?

There is no single right way to sell, and no strategy is universally superior. Clearly Sold presents the full menu as choices, each with benefits, limitations, and tradeoffs: traditional full-service representation, flat-fee listing, Market Launch, cash-offer comparisons, and other Clearly Sold strategies. The right fit depends on your timeline, your equity, your home, and how involved you want to be.

What is Market Launch?

Market Launch is a full-service selling strategy with clear, upfront pricing and a defined process. You get the complete listing team and a pricing structure you can review before you commit, so there are no surprises about scope or cost at the end. Like every strategy, it has tradeoffs, and we compare it against the alternatives on your own numbers. It is a strategy, not a promise of any particular result or timing.

How do I know which strategy fits my home?

Start with your situation: your timeline, your equity, your home, and how involved you want to be. The compare page lays every strategy out by who it fits and the tradeoff you take on. From there, a strategy call runs the shortlist against your actual numbers, so the decision is made on net proceeds, not marketing language.

03 · Pricing and compensation

What things cost, and who pays

What does Clearly Sold charge?

Clearly Sold's standard structure is $8,888 per applicable transaction side for sale prices up to and including $550,000, and 2% of the full sale price above $550,000. Compensation is negotiable and governed by the applicable written agreement.

What does Rewarding Heroes charge?

Rewarding Heroes' standard structure is $8,000 per applicable transaction side for sale prices up to and including $550,000, and 2% of the full sale price above $550,000. Fees and services are governed by the applicable written agreement.

Am I required to offer buyer-broker compensation?

No. Buyer-broker compensation is separate and negotiable, and sellers are not required to offer it. How any compensation is handled is set out in the applicable written agreements before you commit.

What happens if a buyer comes to my listing without their own agent?

If an unrepresented purchaser comes through our listing-side marketing and systems, an additional transaction-management fee may apply as specified in the listing agreement. Clearly Sold represents the seller; this does not create dual agency. Buyer-broker compensation is separate and negotiable. The fee is never automatic: it only applies when the listing agreement specifies it, and the terms are set out in writing before you commit.

04 · Buying and remote services

Buying from a distance, without the guesswork

Can I buy a home in Arizona from out of state?

Yes. We support out-of-state buyers with high-definition virtual tours, remote paperwork, digital and online offer capabilities, and a process built around local professionals on the ground. The buying steps are the same as any purchase; the logistics are just handled from a distance.

What can I do remotely, and what still needs local help?

Virtual tours, document review, and online offers work well from anywhere. What does not translate is neighborhood judgment, so the plan puts extra structure around commute times, school patterns, HOA culture, and the rest of what you cannot see from a screen. Every remote step has a local counterpart on the ground.

05 · Rewarding Heroes

The program for Arizona's community heroes

What is Rewarding Heroes?

Rewarding Heroes is a transparent discounted real estate service program for qualifying community heroes: law enforcement, fire and rescue, first responders, teachers, school administration, doctors, nurses, border patrol, utility workers, and military. It is offered through Andrew Texidor of Clearly Sold and brokered by HomeSmart. It is a real estate service program, not cash-back or a rebate arrangement.

Does hero eligibility qualify me for a loan or assistance program?

No. Hero eligibility for the Rewarding Heroes service does not establish eligibility for a loan, grant, or assistance program. Those programs have separate requirements determined by their providers, and terms change over time, so always verify the current details directly with the program.
