12 · Seller Help · Pre-Foreclosure

Foreclosure is a timeline. Options live inside it.

Pre-foreclosure is the period between missed payments and the loss of the home, and it is when choices still exist. Understanding what those choices are, and the order they need to happen in, is the most valuable thing anyone can do in this situation. We will be straight with you: we are Realtors, not lenders or attorneys, and we make no promises we cannot keep.

02 · The breakdown

Why acting early matters

Foreclosure is a process with deadlines, and each deadline that passes removes an option. The earlier you look at your situation, the more room you have to choose deliberately. Waiting rarely creates new choices; it usually just spends the ones you had.

The realistic options

Work directly with your lender

Loan modification, forbearance, and repayment plans are lender programs with their own rules and requirements. Your servicer is the only source of truth for what your specific loan allows.

Sell with short sale guidance

If the home is worth less than the loan balance, a short sale may resolve the debt faster than a foreclosure timeline, but the lender must approve the short payoff, and approval is never guaranteed.

Consult the professionals

A HUD-approved housing counselor, a foreclosure attorney, and a tax professional each cover a piece this page cannot: credit, legal defense, and tax consequences.

How short sale guidance helps

We handle the real estate side of a short sale: pricing the home, marketing it, negotiating offers, and preparing the submission to the lender. We coordinate with the lender's loss mitigation process and keep the timeline moving where we can. What we cannot do is guarantee approval, a specific timeline, or an outcome, and we will not pretend otherwise.

What to consider

Talk to your lender first and in writing. Speak with a housing counselor and, if you have one, your attorney, before signing anything. Understand that credit and tax consequences are possible, and that only the people on those sides of the table can tell you what they will look like. Then, if a sale is part of the plan, bring us in early enough that the marketing can do its job.

Next step

Talk to someone who will not promise you the outcome.

If a sale may be part of your path, the conversation costs nothing and the timeline matters. We will tell you honestly what a short sale involves, what we can do, and what only your lender, counselor, or attorney can decide.
