08 · Seller Help · Expired Listing

The listing ended. The conversation should not.

An expired listing is not a verdict on your home, it is feedback about the combination of price, condition, exposure, and timing. Understanding which part was off is the difference between relisting the same way and relaunching with a real plan.

02 · The breakdown

Why listings expire

Most of the time it is a mismatch: the price against the market, the condition against buyer expectations, the exposure against the buyer pool, or a combination of all three. Timing matters too, a home priced for last spring can sit through a different market in the fall. The listing agreement ending is simply the moment you get to revisit each of those decisions with fresh data.

What to ask before relaunching

What feedback did buyers and agents actually give about price and condition?

How many showings and offers happened, and what stopped them?

Was the home reaching the right buyers through the right channels?

What has changed in the market since the first listing started?

How a relaunch works

Start with the pricing conversation, grounded in the most recent comparable sales rather than the old list price. Then address the condition items buyers noticed, update the marketing and photos to match, and set the showings up to convert interest into offers. A relaunch is a new listing with a new story, not a repeat of the old one.

Benefits and tradeoffs

The benefit of a relaunch is a second chance with better information. The tradeoff is that some buyers who already saw the home will not return, and the market may not support the price you hoped for. A relaunch works when the new plan is honestly built around what the feedback said.

What to consider

Before signing a new listing agreement, decide whether your price, condition, and marketing each hold up against the market. Ask any prospective agent what they would change, and whether their plan is different from the one that just expired. If the plan is identical, the result probably will be too.

Fresh eyes, real data, honest plan.

Send us the details of the expired listing and the feedback you received. We will tell you what we would change, including the moments where we would not take the listing until something changes.
