03 · Community overview
Choice is the defining feature.
Asante is organized around choice. The all-ages section serves a broad range of households with homes from several builders, while the gated Heritage at Asante collection offers age-qualified living within the same master plan. Both share the community's amenity program: a clubhouse, a resort-style pool, pickleball courts, and a central park with lakes.
The housing spans different builders and styles, so buyers can compare floor plans and finish levels across the plan. Because the community is still maturing, new construction is available alongside a growing resale market.
The practical tradeoffs are real. The monthly cost picture, HOA dues plus any assessments, needs to be checked against the current numbers. The community sits in the West Valley, which rewards buyers who value the local lifestyle over a short commute. And if you choose the 55+ collection, the age and occupancy rules apply.
04 · Homes & real estate
Multiple builders, all-ages and 55+.
Asante's housing is built by Lennar, Pulte, Taylor Morrison, and Richmond American across the all-ages areas, with the gated Heritage at Asante collection built by Lennar. That means a range of floor plans, sizes, and finishes within one master plan, and both new construction and resale are available as the community matures.
- HOA and assessments: review the current dues, any community facilities district assessment, and the reserve fund health, for the master association and for Heritage at Asante if you are buying there.
- Community rules: review the current governing documents for use rules, rentals, and obligations that apply to your situation.
- Age qualification: if you are considering the 55+ collection, confirm the current age and occupancy requirements directly with the community.
- New build vs resale: new construction brings current pricing, builder terms, and warranties; resale brings established neighborhoods and the condition of a specific home.

06 · Location & nearby conveniences
Surprise, in the West Valley.
Asante sits in Surprise, in the West Valley of metro Phoenix. Everyday shopping, dining, healthcare, and recreation are available across Surprise and the surrounding West Valley communities.
The West Valley continues to add retail, dining, and healthcare along its main corridors. Confirm the specific services, hours, and access that matter to you for your own daily routine, and weigh the commute to work or family against the local lifestyle the community offers.
07 · Active adult module
What the 55+ collection actually involves.
Asante includes Heritage at Asante, a gated collection marketed and operated as an age-qualified active adult community, built by Lennar. It is one section of the master plan, not the whole community. Understanding what the active adult label means matters more than the label itself.
Active adult communities in Arizona typically operate under the federal Housing for Older Persons exemption, which allows age restrictions when at least 80 percent of occupied units have at least one resident 55 or older. Age-qualified communities go further: at least one occupant must meet the community's age threshold at the time of purchase. The exact requirements, including who must qualify and how the rule is verified, vary by community and change over time.
Two things to keep in mind. First, verify the current age and occupancy requirements directly with the community before you make an offer; no brochure or neighbor's summary replaces the current rules. Second, active adult status is a legal housing designation, not a judgment about who belongs where.
08 · What to consider
The balanced view, before you commit.
Fit
Asante offers both all-ages and 55+ living in one master plan, so the right fit depends on which section you buy into. The all-ages areas serve a broad range of households, while Heritage at Asante offers gated, age-qualified living for buyers who want it. Spend time in both before you decide.
HOA and community rules
Asante has a master association, and the governing documents define dues, use rules, and obligations. If you buy in a gated collection such as Heritage, additional rules and fees may apply. Review the current documents, dues, reserve status, and any community facilities district assessment with the HOA and community directly. Rules change, so the current terms are what matter.
Location and commute
The community sits in Surprise, in the West Valley of metro Phoenix. That is convenient for anyone living and working in the West Valley and a longer commute for anyone working in central Phoenix. Weigh the drive you will actually make, not the one you hope to avoid.
New build vs resale
Both exist in Asante. New construction means current pricing, builder terms, and warranties. Resale means established streets, mature landscaping, and the condition of a specific home. The right choice depends on your timeline, budget, and tolerance for a building process.
Due diligence
Order the inspections, review the disclosures, and read the HOA documents before closing. If you are buying in the 55+ collection, confirm the age-qualification requirements directly with the community as part of your due diligence.
