If AI can find homes for me, do I still need a real estate agent?
A straight answer on what AI can do for your home search, where a real estate agent still adds value, and how to think about services and compensation before you decide.

The short answer
AI can help you find and research homes. Whether you hire an agent depends on the support you want with evaluating the property, negotiating terms, and managing the transaction. Understand the services and compensation before deciding.
AI can be a useful part of your home search. It can help you organize your preferences, explore properties, and prepare questions. If you're already using it, I think that's a good starting point.
But finding a property and completing an informed purchase involve different work.
The question I'd encourage you to ask is: "What help do I need, and what value will I receive for what I pay?"
What AI can help you do
Depending on the tool and its access to current information, AI can help you narrow your search, compare advertised features, and make a list of questions about a property.
Check its sources and verify important details. Listing availability, property information, and AI-generated answers can be incomplete or outdated.
Where an agent can add value
My role extends beyond sending you listings. It includes helping you evaluate pricing, discuss offer terms, coordinate inspections, consider repair requests, track contractual deadlines, and work with your lender and title company.
For example, you might find a home you love online. Before deciding how to proceed, you may need to understand how its price compares with recent sales, what the inspection reveals, and how different terms fit your budget and priorities.
AI can help you prepare for those conversations. An agent can help you apply the information to the actual transaction and coordinate the next steps. Inspectors, lenders, title professionals, and attorneys provide their own specialized expertise when needed.
What about the cost?
You deserve a clear conversation about services and compensation before committing.
Ask:
- What services are included?
- How is your fee determined?
- Who would pay it under our agreement?
- What would I owe if a seller contributes toward it—or does not?
- What are the agreement's duration and cancellation terms?
Discuss and negotiate compensation and review the written terms. Don't assume representation is free or that a seller will cover its cost.
My approach
I welcome buyers who use AI and do their own research. I use technology too, and I want you to feel informed and involved.
Whether you choose representation depends on your experience, circumstances, and the support you want. My job is to explain what I provide so you can decide whether it makes sense for you.
Finding the house is one part. Understanding what you're buying and navigating the transaction deserve just as much attention.
